Victoria First Home Owner Grant

Victoria provides a $10,000 First Home Owner Grant for new homes valued up to $750,000. In regional Victoria, the grant increases to $20,000. First home buyers are also exempt from stamp duty on homes up to $600,000, with a concession for homes $600,001–$750,000.

What is the First Home Owner Grant?

The First Home Owner Grant (FHOG) is a one-off government grant for first home buyers who are buying or building a new home. It is administered by state and territory governments. Amounts vary: NSW $10,000, VIC $10,000, QLD $30,000 (contracts 20 Nov 2023–30 Jun 2026), WA $10,000, SA $15,000, TAS $30,000. ACT does not offer the FHOG.

Can I get the FHOG on an existing home?

No. The FHOG is only available for new homes or substantially renovated homes. It does not apply to existing or established properties. Some states offer separate concessions for first home buyers purchasing established homes.

Do I need to be an Australian citizen to get the FHOG?

Yes. You must be an Australian citizen or permanent resident to be eligible for the FHOG. Temporary visa holders are not eligible.

Can I get the FHOG with my partner?

Yes. Co-applicants are allowed, but all applicants must meet the eligibility criteria, including both being first home buyers. The grant is paid once per transaction, not per applicant.

Is the FHOG available in the ACT?

No. The ACT discontinued the FHOG for most properties. ACT offers a different scheme (Home Buyer Concession Scheme) which provides stamp duty concessions rather than a cash grant.
