Foreign buyers in NSW pay the standard transfer duty plus an 8% surcharge on the property value. For example, on a $1,000,000 property, a foreign buyer pays approximately $39,405 in standard duty plus $80,000 in surcharge, totalling $119,405.
Yes, if you are not an Australian citizen or permanent resident, most states charge an additional foreign buyer surcharge ranging from 7% to 8% of the property value on top of standard stamp duty. ACT and NT do not currently charge a foreign buyer surcharge.
Most Australian states offer stamp duty exemptions or concessions for first home buyers below certain price thresholds. For example, in NSW first home buyers pay no stamp duty on properties up to $800,000, and a reduced rate up to $1,000,000.
